At filing time that share is applied to income and expenses alike: own half of a property, file half the rent and half the costs. It’s the simpler of the approaches HMRC accepts, and you never work the percentages out yourself.

What landlords ask first

Does MTD apply to me if I only own one rental property?

It depends on the rent, not the number of properties, and on gross rent rather than profit. MTD for Income Tax applies from April 2026 if your combined property and self-employment income is more than £50,000, from April 2027 if it’s more than £30,000, and from April 2028 if it’s more than £20,000. One flat let at £900 a month is £10,800 a year, so on its own it isn’t in scope in any of those waves, but a second property or a side trade is added to the same total. The two-minute checker adds it up and gives you your date.

How does QuarterFile handle a jointly owned property?

You enter the full amounts from your bank statement and tell QuarterFile your ownership share once. At filing time the share is applied to income and expenses alike, so a 50% owner of a property with £12,000 of rent and £3,000 of costs files £6,000 and £1,500. You never work the percentages out yourself, and the full figures stay in your records so the arithmetic is always checkable.

Do I file one quarterly update for all my properties?

Yes, for all your UK ones. Every UK rental you hold in the same capacity is a single UK property business for MTD, so their rent and expenses are added together into one quarterly update rather than one per property. Property abroad is a separate business with its own figures, and jointly owned property is reported at your share. If you’re unsure which of your properties sit together, that’s one for your accountant.
