MTD for joint landlords, plainly

Joint ownership is where MTD gets fiddly. Each owner reports their own share, so a 50/50 couple each count half the rent towards their threshold, and each files their own quarterly updates. Nobody files “for the property”.

How your share works each quarter

You set your ownership share once (say, 50%). You then record transactions in full (the actual rent that arrived, the actual repair bill), and your share is applied to both sides when the quarter is filed: half the rent and half the repair. No percentage arithmetic in a spreadsheet, and no half-figures cluttering your own records.

Applying the share to income and expenses alike is the simpler of the two approaches HMRC permits, and it means every quarterly update is a true picture of your position for the year so far, not a partial one you have to remember to finish later.

The income-only easement, and why we don’t use it

HMRC also allows an easement for jointly-let property: reporting your share of the income only each quarter, and leaving the expenses until year end. It exists because joint landlords often don’t have every expense split neatly by the deadline. It is optional, and QuarterFile does not do it that way: expenses are shared each quarter along with the income. If the easement would genuinely suit your arrangement, that’s a conversation to have with your accountant.

What still happens at year end

The final split, and anything clever (unequal beneficial ownership, Form 17 elections), is settled in the year-end final declaration, usually with an accountant involved. If your arrangement is anything other than “we own it and split it by our shares”, check with your accountant or HMRC.
